Kō‘ula is in the center of Ward Village, a 60-acre master-planned community in Honolulu’s urban core that was named “Master Planned Community of the Year” by The National Association of Home Builders and “Best-Planned Community in the United States” by Architectural Digest. Planned as a beautiful addition adjacent to the community’s central park, Kō‘ula is a 41-story mixed-use development featuring 942,000 square feet of built area, including a 566-unit residential tower, common and amenity spaces, 58,300 square feet of retail space, mechanical and support space, and six stories of above-grade parking.

This Bachelor Enlisted Quarters (BEQ) project is a $60 million multi-story housing complex for enlisted military personnel. In addition to sleeping rooms, the facility includes an entry vestibule, quarterdeck, multi-purpose rooms, classrooms, laundry areas, and other support spaces. The T-shaped building results from multiple studies that considered site orientation and access, parking layout, view planes for future expansion, and more (Figure 1).

Waikiki Beach, Phase 1

A truly striking structure, the Ritz-Carlton Residences Waikiki Beach Phase 1 project in Honolulu, Hawaii, was certainly deserving of the Post-Tensioning Institute’s (PTI) 2017 Project of the Year Award, presented to the project’s engineer, Baldridge & Associates Structural Engineering, Inc. (BASE). The architects, engineers, and contractors on this project faced several significant challenges but successfully overcame them through the creative use of post-tensioning, resulting in a stunning structure that reflects the Ritz-Carlton’s luxurious brand.
